The proportion has risen sharply in recent years, driven largely by the barriers to home ownership and the limited supply in the property market.<\/p>\n<p>This may seem a remarkable rate of growth, yet Spain still lags well behind other European countries. In <strong>France<\/strong>, for example, <strong>around 35% of the population rents their home<\/strong>, while in <strong>Germany the figure tops 50%<\/strong>, reflecting a deeply rooted rental culture.<\/p>\n<p>Beyond this overall trend, the Spanish market differs from those of its European neighbours in several other ways. The most significant are outlined below.<\/p>\n<p><strong>Greater consolidation and stability<\/strong><\/p>\n<p>While renting is a well-established option in northern Europe, Spain is still in the process of transitioning from a long-standing preference for home ownership. This explains several distinctive features of the <a href=\"https:\/\/www.testahomes.com\/en\/five-changes-the-concept-of-real-estate-living-is-introducing-to-the-residential-sector\/\">Spanish rental market<\/a>:<\/p>\n<p style=\"padding-left: 40px;\">\u00b7 <strong>More regulated and stable markets abroad<\/strong>. One of the main challenges facing the rental sector in Spain is the lack of regulatory stability and the absence of a lasting political consensus to support sustainable market growth. By contrast, countries such as France and Germany have clear, stable regulations in place.<\/p>\n<p style=\"padding-left: 40px;\">\u00b7 <strong>More housing available elsewhere.<\/strong> Spain\u2019s rental market suffers from a structural imbalance between supply and demand. Other European countries have a much larger stock of rental housing\u2014especially public or social dwellings\u2014making access easier.<\/p>\n<p style=\"padding-left: 40px;\">\u00b7 <strong>A pro-rental culture.<\/strong> Buying a home has traditionally been the preferred option in Spain, while renting has often been seen as a temporary or less desirable solution. In much of Europe, however, the two options coexist quite naturally and without stigma, helping the rental market expand.<\/p>\n<p style=\"padding-left: 40px;\">\u00b7 <strong>More investment flowing into Spain.<\/strong> Recent years have seen a surge in foreign investment and interest from large companies, confirming Spain\u2019s<\/p>\n<p style=\"padding-left: 40px;\">growth potential. Elsewhere in Europe, a higher share of housing is owned by the public sector, cooperatives or private landlords, so the situation is different.<\/p>\n<p style=\"padding-left: 40px;\">\u00b7 <strong>Greater professionalisation in Europe.<\/strong> Although the Spanish market is moving towards greater professionalisation, it still trails other European countries. Some 92% of Spanish rental properties belong to small landlords. In more mature markets, professional management and standardised processes are far more common\u2014partly thanks to regulatory stability.<\/p>\n<p>These contrasts show that Spain\u2019s rental sector is still in transition. Consolidation will require time, investment and a stable regulatory framework that benefits landlords and investors as well as tenants.<\/p>\n<p>What is clear is that renting is no longer a marginal option in Spain.
