Here\u2019s how we analysed the current state of the sector at Real Estate Summit 2026"},"content":{"rendered":"<p>This week, Finca UZalaca\u00edn in Pozuelo de Alarc\u00f3n <strong>hosted a new edition of the Spain Real Estate Summit 2026<\/strong>, an event organised by Iberian Property that has become one of the key dates in the Spanish and international real estate calendar. The event provided an opportunity to open up a deeper reflection on the current state of the residential market and on the factors and trends shaping its evolution.<\/p>\n<p>At Testa Homes, as a long-term home sales and rental operator,<strong> we could not miss this strategic gathering. We took part as a Gold Sponsor and shared our perspective in the programme session titled \u2018Rethinking the Value of Real Estate,\u2019<\/strong> contributing to the debate on the present and future of the sector.<\/p>\n<h2><strong>A meeting point for capital and real estate strategy<\/strong><\/h2>\n<p>The forum brought together <strong>more than 350 international investors, developers, public-sector representatives and real estate executives<\/strong> for two days of debate and networking focused on real estate. One of the main conclusions was that, having moved beyond the adjustment phase, <strong>the sector is entering a new stage defined by more demanding investment criteria,<\/strong> structural market transformation and a more uncertain global environment.<\/p>\n<p>Across the different sessions,<strong> the analysis covered issues such as the strategic view of the geopolitical environment and its impact on investment decisions,<\/strong> as well as the growing role of technology and the use of data in the real estate sector. This was complemented by an<strong> analysis of the role of SOCIMIs, the gradual incorporation of an operational component into assets and capital allocation strategies,<\/strong> with particular attention paid to the growing importance of logistics, retail and digital infrastructure.<\/p>\n<h2><strong>From asset to platform: how value is being redefined in the residential sector<\/strong><\/h2>\n<p>As part of the event, yesterday at 7:00 pm, our CEO, <strong>Juan Pablo Vera<\/strong>, took part in the roundtable <strong>\u2018Rethinking the Value of Real Estate\u2019<\/strong>, moderated by R<strong>eal Asset Media<\/strong>. The session, which also featured companies such as <strong>JLL, Aliseda<\/strong> and MSCI Research &amp; Development, focused on a central question for the sector: <strong>how the way value creation is understood in real estate is evolving<\/strong>, in a context in which <strong><a href=\"https:\/\/www.testahomes.com\/en\/como-la-gestion-profesional-del-alquiler-permite-dar-una-nueva-vida-a-los-barrios\/\">professional management<\/a> and operational capacity<\/strong> are gaining increasing importance over traditional criteria tied solely to the asset itself.<\/p>\n<p>\u201cThe market continues to value property assets, but it is increasingly rewarding models capable of operating efficiently, adapting to demand and sustaining a consistent experience over time,\u201d said<strong> Juan Pablo Vera<\/strong>. In this regard, he explained that <strong>the concept of value no longer resides solely in the asset<\/strong>, but depends <strong>increasingly on what happens after acquisition<\/strong>: how the asset is transformed, how it is repositioned within the market and how a stable experience is guaranteed.<\/p>\n<p>He also underlined that<strong> residential real estate is evolving towards a model in which assets need to be understood as products in continuous operation within an operating platform:<\/strong> \u201cToday, value lies not only in the property itself, but in the ability to turn it into a professionally managed product, with traceability, constant adaptation and a focus on the end user,\u201d he <strong>noted<\/strong>, stressing that<strong> execution is becoming increasingly decisive in generating returns in the sector.<\/strong><\/p>\n<h2><strong>Conversations that are building the future of residential real estate<\/strong><\/h2>\n<p>At the<a href=\"https:\/\/www.testahomes.com\/en\/testa-homes-participa-en-el-spain-real-estate-summit\/\"> previous edition<\/a> of the <strong>Spain Real Estate Summit, we also had the opportunity to take an active part in the sector debate.<\/strong> At that event, <strong>Juan Pablo Vera<\/strong>, CEO of Testa Homes, <strong>addressed issues such as the relationship between the economic cycle and different asset classes<\/strong>, the operational challenges posed by rental housing in an increasingly demanding environment and <strong>the need to continue driving residential supply capable of standing the test of time<\/strong> in Spain\u2019s main cities.<\/p>\n<p>Looking ahead,<strong> at Testa Homes we want to continue strengthening our role in the sector debate,<\/strong> contributing a vision of residential real estate centred on<strong> the constant evolution of the product and on our ability to adapt it to new lifestyles<\/strong>.
