With the arrival of summer and warmer weather, coastal property is once again taking centre stage<\/strong>, as a growing number of people consider buying a second home in these locations. Beyond its use as a holiday home, buying a property by the sea represents a change of pace and lifestyle for many people: an opportunity to enjoy more relaxed surroundings<\/strong> and leave behind the hectic pace of everyday life, even if only at certain times of the year.<\/p>\n

How is the coastal second-home market developing?<\/h2>\n

Property sales figures reveal a coastal market in which activity is heavily concentrated in the top destinations.<\/strong> According to sales data from Spain\u2019s Ministry of Transport and Sustainable Mobility, activity remained particularly high in the city of Valencia in 2025<\/a><\/strong>, with 10,433 transactions<\/strong>. It was followed by Alicante<\/strong>, with 7,005<\/strong>; Torrevieja<\/strong> in Alicante province, with 6,902;<\/strong> and M\u00e1laga<\/strong>, with 6,301.<\/strong> These cities have established themselves as the market\u2019s principal hotspots. The remaining activity is spread among other major destinations, such as Palma de Mallorca,<\/strong> with 5,134<\/strong> transactions, and cities such as Orihuela<\/strong> in Alicante province, Marbella<\/strong> in M\u00e1laga province and Las Palmas de Gran Canaria<\/strong>, each of which recorded more than 4,000 sales.<\/strong><\/p>\n

Beyond these major hotspots, developments between 2024 and 2025 point to increasingly diverse demand along the Spanish coastline<\/strong>. Particularly significant increases were recorded in Puerto de la Cruz<\/strong> in Santa Cruz de Tenerife, at 39.8%; Benicarl\u00f3<\/strong> in Castell\u00f3n, at 33%;<\/strong> and Torremolinos<\/strong> in M\u00e1laga, at 27.1%<\/strong>. Increases of more than 20%<\/strong> were also seen in municipalities including Badalona<\/strong> in Barcelona, Tarifa<\/strong> in C\u00e1diz, Cambrils<\/strong> in Tarragona and Algeciras<\/strong> in C\u00e1diz.<\/p>\n

An analysis of appraised property values in municipalities with more than 25,000 inhabitants<\/strong>, also based on data from the Ministry of Transport and Sustainable Mobility, provides a fuller picture of prices and their recent development.<\/strong> The market continues to be characterised by considerable differences between destinations. During the first half of 2026, the highest values were concentrated in Santa Eul\u00e0ria<\/strong> des Riu in the Balearic Islands, at \u20ac6,624<\/strong> per square metre; Ibiza Town,<\/strong> also in the Balearic Islands, at \u20ac5,725<\/strong> per square metre<\/strong>; and San Sebasti\u00e1n<\/strong> in Gipuzkoa, at \u20ac5,118 per square metre<\/strong>. These were followed by other high-end markets such as Sitges<\/strong> in Barcelona, Marbella<\/strong> in M\u00e1laga, Castelldefels<\/strong> in Barcelona and Getxo<\/strong> in Biscay, all of which exceeded \u20ac4,000 per square metre.<\/strong> At the other end of the market, the most affordable values<\/strong> were recorded in municipalities including Carballo<\/strong> in A Coru\u00f1a, at \u20ac993 per square metre;<\/strong> Burriana<\/strong> in Castell\u00f3n, at \u20ac1,071 per square metre<\/strong>; Benicarl\u00f3<\/strong> in Castell\u00f3n, at \u20ac1,268 per square metre<\/strong>; and Ribeira<\/strong> in A Coru\u00f1a, at \u20ac1,398 per square metre.<\/strong><\/p>\n

Turning to recent trends, the market has seen particularly sharp increases in property values in certain coastal municipalities. Mar\u00edn<\/strong> in Pontevedra led the increases at 31.1%,<\/strong> followed by Orihuela<\/strong> in Alicante at 28.6%, Puerto de la Cruz<\/strong> in Santa Cruz de Tenerife at 24.7%<\/strong> and Vinar\u00f2s<\/strong> in Castell\u00f3n at 24.2%<\/strong>. Other municipalities recording significant growth of more than 20% included Arteixo<\/strong> in A Coru\u00f1a, J\u00e1vea<\/strong> in Alicante, Gand\u00eda<\/strong> in Valencia, Algeciras<\/strong> in C\u00e1diz, Candelaria<\/strong> in Santa Cruz de Tenerife and Puerto Real<\/strong> in C\u00e1diz. This shows how upward pressure on prices<\/strong> is gradually spreading to other coastal markets.<\/p>\n
