As the family grows, space in your owned or rented home seems to shrink. And it’s not just a one-bedroom apartment that seems small when the first child arrives; so does a two- or three-bedroom flat when the family grows and achieves the category of large.
In this case, it’s time to move house, and many choose to look for a new home on the rental market. In addition, large families enjoy certain state benefits in Spain when it comes to their primary residence.
Spanish law defines a large family as one comprised of one or two parents with three or more children, either of both parents or of either one of these, and other cases envisaged by law.
These large families are entitled to a series of benefits and other aid that can be classified as:
As regards housing, in Spain one of the obligations of the state is to provide support for large families as regards access to a primary residence, both in terms of buying this, reforming it, and as regards home renting. We explain below how to benefit from this kind of aid.
Large families that have signed a lease receive preferential access to home rental subsidies as envisaged in the State Housing Plan, always provided they meet the necessary requirements in this respect.
In general, the law envisages subsidies for home renting of up to 600 euros a month, although exceptionally these may be up to 900 euros a month.
The limit for this subsidy is 40% of the rental payment (for people aged under 35 and up to 50% for those aged over 65). To receive the subsidy, the maximum income of the family unit must be less than three times the Public Indicator of Multiple Effect Income (IPREM) (some 22,365 euros). The beneficiary of the subsidy cannot own another home in Spain and the rented property must be their primary residence for the period of the subsidy, which can be up to three years.
Priority is given to large families with lower incomes and people with disabilities. Accordingly, people with disability and general category large families can earn income of up to 4 times the IPREM (approximately 30,000 euros). Special category large families can earn income of up to 5 times the IPREM (approximately 37,600 euros).
So, with this aid envisaged in the State Housing Plan, it is possible for large families to consider renting three or four bedroom homes with more square metres and more rooms.
If you meet the requirements for receiving this subsidy -or regional government aid-, you might want to consider looking for a larger rental home.
Testa Residencial offers rental homes that are ideal for large families, not only due to their size, but also due to their location, in residential neighbourhoods with parks, gardens, avenues and services that are suited for families with children.
Examples include our developments in Madrid, such as Alameda de Osuna, with three bedroom flats, or the Planetario area, with three and four bedroom flats. If you are interested in other cities such as Zaragoza (the los arcos area), or Toledo (in the town of Seseña) we have three or four bedroom homes for rent.
