Carabanchel gets a new lease of life: Testa Homes renovates 9 buildings with over 900 homes and an investment of nearly €21 million

At Testa Homes, we believe urban transformation cannot rely solely on new builds. Constraints around land, timelines and costs make it essential to work with existing buildings too—bringing them up to current standards of efficiency, comfort and sustainability. That is why, from the very beginning, renovating our buildings has been a strategic pillar of our multifamily rental platform, delivering modern homes designed for the way people live today.

Through our “Nueva vida, elevando la experiencia de vivir” programme, we launched a comprehensive approach to the connected renovation of residential properties located in a given area. As owners and operators, between 2019 and 2025 we invested €311 million in modernising our homes, upgrading communal areas, and adding amenities and services designed to answer residents’ needs. As a result, our residential complexes have been transformed in a coherent, meaningful way—improving quality of life for those who live in them while helping to revitalise local neighbourhoods by generating growth that can reactivate the local economy and breathe new life into areas that for a long time had languished.

One of our main target areas has been Carabanchel, a traditional neighbourhood in the south of Madrid that has undergone a remarkable transformation in recent years, driven by its quality of life and growing range of local amenities. At Testa Homes, we have contributed to this revival with the renovation of 9 buildings comprising over 900 homes and housing around 3,000 residents, with a total investment of nearly €21 million—modernising spaces, improving facilities, and adding services and amenities that enrich the residents’ experience and boost the vitality of the neighbourhood.

In today’s post, we take a closer look at one of our renovation projects currently under way: CAR12, a development on Calle Pinar de San José. Read on!

Comfort, amenities and sustainability for 78 homes

CAR12 is a Testa Homes residential building on Calle Pinar de San José, in one of the finest parts of the Ensanche de Carabanchel area—just a short walk from La Peseta metro station and 2–3 minutes from the Islazul shopping centre. Home to 78 apartments and over 200 residents, the building has undergone a comprehensive renovation encompassing both communal areas and individual homes, modernising spaces, introducing functional improvements and creating more comfortable and welcoming environments. The total investment was close to €2 million—over €900,000 directed at communal areas and nearly €1 million towards the homes themselves—with the dual aim of enhancing the residents’ experience and bringing fresh vitality to the neighbourhood, while adding value to the existing housing stock and creating communities that are better maintained, more sustainable and more attractive to live in.

The main works carried out include:

· New leisure and wellbeing spaces. The project’s standout feature is the new swimming pool, with its sun terrace, toilets and changing rooms, giving residents a space in which to unwind and enjoy themselves, with a 72 m² bathing area. A new children’s play area has also been added, giving younger residents an outdoor space of their own.

· Revamp and modernisation of entrance and access areas. The main entrance has been given a fresh, contemporary look, with new signage and lighting that strengthen the building’s visual identity. The communal areas have been completely renovated: ceilings, pillars and entrance halls repainted in new colours, interior fittings refreshed, and new LED lighting installed throughout—improving both energy efficiency and safety in shared spaces. · Urban landscape and green area improvements. The green areas have been extended and redesigned to create sustainable, pleasant outdoor spaces, and benches have been installed to create rest areas and encourage neighbourly contact.

· Sustainable mobility and accessibility. The project includes bicycle racks in the arcades and basement, promoting sustainable mobility, and improvements to access routes from the car park to building entrances, making it easier and safer for residents to come and go.
