For years, the debate around housing in Spain has focused on increasing supply through new construction, but the reality of the market has changed. Today, the real challenge is no longer just about growth, but about transforming, rehabilitating, and better managing existing homes so they remain viable, efficient, and attractive in the long term.
The sector’s focus must shift from expansion to the transformation of the existing housing stock. While new construction is still necessary, it is insufficient to resolve the housing crisis on its own. Most properties in Spain are old and fail to meet current needs, making rehabilitation a structural strategy rather than a complementary one.
Around 85% of the residential housing stock was built before the Technical Building Code, which makes it energetically and functionally obsolete. Rehabilitation not only reduces consumption and emissions, but also improves comfort, protects asset value, and adapts buildings to an increasingly demanding regulatory and market framework. Energy efficiency is no longer optional—it has become a central pillar of the residential model.
True transformation requires repositioning residential assets, improving design, functionality, services, and the resident experience. Without professional management that properly maintains and operates rehabilitated buildings, improvements remain partial. Real estate operators play a key role in understanding demand, executing interventions effectively, and ensuring long-term value sustainability.
