How professional rental management can breathe new life into neighbourhoods

Cities are buzzing with activity. Over the past two decades, urban growth has been unstoppable. Between 2001 and 2023, the population of Spain’s main urban centres surged by almost 20%, according to data published by the Ministry of Housing and Urban Agenda at the end of 2024. This growth has put increasing pressure on the rental market, which now represents 20.4% of Spanish households—the highest level ever recorded—and is driving a much-needed shift towards professional management.

In this context, the sector faces a threefold challenge: meeting the growing demand for rental housing, expanding supply without relying solely on new construction and upgrading the existing residential stock to keep pace with the changing patterns of modern city life. This is where the multifamily model comes in: a new concept of rental housing that goes far beyond simply providing a place to live.

The multifamily model is based on comprehensive, professional management of entire buildings dedicated exclusively to long-term residential lettings. Its strength lies not only in delivering a 360-degree service but also in rehabilitating properties to enhance residents’ living experience. This second dimension is what has made the multifamily model a key driver in the transformation and revitalisation of many neighbourhoods.

Quality buildings, renewed neighbourhoods

Multifamily developments offer more than just modern, professionally managed homes—they also have a transformative impact on their surroundings. How? Through full-scale refurbishments that improve both the asset itself and its impact on the wider district—updating façades, renovating common areas, installing green energy systems such as solar panels, creating green spaces and communal areas, and adding amenities such as swimming pools.

Testa Homes’ multifamily projects: a case study in neighbourhood revitalisation

At Testa Homes, we are carrying out several building rehabilitation projects. A particularly good example is the Carabanchel project, where our ongoing investment in asset renewal is directly contributing to the uplift of the neighbourhood.

In the Carabanchel district we manage eight buildings with more than 850 homes, which we are repositioning through upgrades to facilities and services. In 2024 alone, we invested €1.1 million to improve 315 homes in three buildings. We expanded the green areas within the complexes by more than 50%, built new swimming pools and sundeck areas, renovated the shared facilities and waterproofed the car park surface.

Looking ahead, we plan to invest €2.03 million in a further four buildings, covering an additional 422 homes. In doing so, Testa Homes will continue to create tangible local value, enhancing residents’ quality of life and energising a neighbourhood with significant growth potential.
