This week, Finca UZalacaín in Pozuelo de Alarcón hosted a new edition of the Spain Real Estate Summit 2026, an event organised by Iberian Property that has become one of the key dates in the Spanish and international real estate calendar. The event provided an opportunity to open up a deeper reflection on the current state of the residential market and on the factors and trends shaping its evolution.

We took part as a Gold Sponsor and shared our perspective in the programme session titled ‘Rethinking the Value of Real Estate,’ contributing to the debate on the present and future of the sector.
The forum brought together more than 350 international investors, developers, public-sector representatives and real estate executives for two days of debate and networking focused on real estate. One of the main conclusions was that, having moved beyond the adjustment phase, the sector is entering a new stage defined by more demanding investment criteria, structural market transformation and a more uncertain global environment.
Across the different sessions, the analysis covered issues such as the strategic view of the geopolitical environment and its impact on investment decisions, as well as the growing role of technology and the use of data in the real estate sector. This was complemented by an analysis of the role of SOCIMIs, the gradual incorporation of an operational component into assets and capital allocation strategies, with particular attention paid to the growing importance of logistics, retail and digital infrastructure.
As part of the event, yesterday at 7:00 pm, our CEO, Juan Pablo Vera, took part in the roundtable ‘Rethinking the Value of Real Estate’, moderated by Real Asset Media. The session, which also featured companies such as JLL, Aliseda and MSCI Research & Development, focused on a central question for the sector: how the way value creation is understood in real estate is evolving, in a context in which professional management and operational capacity are gaining increasing importance over traditional criteria tied solely to the asset itself.
“The market continues to value property assets, but it is increasingly rewarding models capable of operating efficiently, adapting to demand and sustaining a consistent experience over time,” said Juan Pablo Vera. In this regard, he explained that the concept of value no longer resides solely in the asset, but depends increasingly on what happens after acquisition: how the asset is transformed, how it is repositioned within the market and how a stable experience is guaranteed.
He also underlined that residential real estate is evolving towards a model in which assets need to be understood as products in continuous operation within an operating platform: “Today, value lies not only in the property itself, but in the ability to turn it into a professionally managed product, with traceability, constant adaptation and a focus on the end user,” he noted, stressing that execution is becoming increasingly decisive in generating returns in the sector.
At the previous edition of the Spain Real Estate Summit, we also had the opportunity to take an active part in the sector debate. At that event, Juan Pablo Vera, CEO of Testa Homes, addressed issues such as the relationship between the economic cycle and different asset classes, the operational challenges posed by rental housing in an increasingly demanding environment and the need to continue driving residential supply capable of standing the test of time in Spain’s main cities.
