We take part in El Economista’s 6th Major Real Estate Conference, with rental housing and flex living at the heart of the debate

The 6th Major Real Estate Conference, organised by El Economista, brought together property professionals to discuss the current state of the market.

Now firmly established as one of the leading events for property professionals, El Economista’s 6th Major Real Estate Conference brought together executives, investors and experts this week to discuss the current state of the market and the trends set to shape the future of the real estate industry. Housing, investment, sustainability and urban transformation were among the key topics addressed, with particular attention paid to the dynamics influencing the property market.

We took part in the panel discussion ‘Rental Housing and Flex Living’, where our CEO, Juan Pablo Vera, shared our perspective on tenants’ changing needs, the growing demand for flexibility and the ways in which management models are adapting to these new approaches to accessing housing.

A sector in transition under pressure from the residential market

Spain’s real estate sector is facing an imbalance between supply and demand that is affecting the residential market. As a result, house prices continue to rise, making it more difficult for young people and families to access the market, while the sector explores new models for responding to increasingly complex needs.

Events such as this one, organised by El Economista since 2021 and bringing together private companies and public institutions, have become established forums for comparing different perspectives on the sector’s development and identifying solutions to the challenges facing the residential market. This format enables participants to share experiences, enrich the analysis through a range of approaches and make progress in identifying possible courses of action for the market as a whole.

Juan Pablo Vera examines the shortage of rental supply and the role of ‘flex living’ in the residential market

The panel discussion ‘Rental Housing and Flex Living’, held at 12 noon this morning as part of the event, brought together a range of industry stakeholders to examine the state of the rental market and the development of new residential models in Spain. Moderated by Alba Brualla, Head of Real Estate at El Economista, the session featured our CEO, Juan Pablo Vera, alongside José María García Gómez, Deputy Regional Minister for Housing, Transport and Infrastructure at the Regional Government of Madrid; Antonio Carroza, Chairman of Alquiler Seguro; and Ricard Carmona Castro, Business Development Director at Activum. The speakers focused on the main challenges facing the residential market, addressing issues including the Housing Law, the shortage of rental supply, the promotion of affordable rented housing, the growth of flex living and the increasing professionalisation of the sector.

“We are in a situation where there is a clear supply problem: there is very little public housing, new-build development is not growing at the pace required and part of the existing housing stock has shifted towards other uses. The Housing Law has focused on prices, but this has not been accompanied by an increase in supply,” Juan Pablo Vera said during the discussion.

He also highlighted the role of professional management in responding to the market’s changing needs, arguing that “when homes need to be repositioned, buildings refurbished, new supply brought onto the market, friction in day-to-day management reduced or better customer service provided, professionalisation is absolutely essential”.

He also stressed the importance of strengthening public-private collaboration as a means of increasing the supply of rental housing. “The public authorities face limitations in terms of land, resources and delivery capacity, while the private sector contributes investment, technical expertise and specialist management. This makes it possible to move projects forward and ensure that they remain viable over time,” he added.
